What Is a Home Inspection?
A home inspection is a visual evaluation of the structural components and major systems of a home. It provides valuable information about the condition of a home’s roof, plumbing, electrical, heating and air conditioning units, insulation, doors, windows and much more.
Why do I need a home inspection?
Home inspections are an extra expense and are usually optional, so why do you need one? Because a home is one of the largest purchases most people will ever make. Money might be tight when you’re getting ready to close on a house but imagine moving in and finding out that the air conditioning unit isn't capable of cooling the house; or that portions of the electrical system are substandard; or that the chimney needs immediate repairs, etc. It only makes sense to find out as much as you can about a house before you sign your name on the dotted line. A professional inspection will give you a clear picture of the many systems and structural elements that are included with the property. Chances are there won’t be any major issues, but are you willing to take that chance?
If you are the seller - a listing inspection will point out any potential problems that may later be uncovered by the buyer's inspector. Finding out early allows you to address the problems before listing your home, making for a faster and smoother sale.
What does a home inspection include?
Our professional inspection covers all the major systems and structural elements of the house, including the condition of the:
•heating and air conditioning systems,
•plumbing and electrical systems,
•roof,
•foundation,
•attic and insulation,
•walls, doors, windows and all visible structures.
What do we get at the end of the inspection?
After the report you will receive an email containing the link to your professional, web-based report. Your report will include photographs and detailed information on the current condition of the property. You can print the report directly from the link or download a .pdf copy to your computer for future reference.
Do I have to be there during the inspection?
No, you are not required to be there but we strongly recommend it. Attending the inspection can be a valuable learning experience and will give you a more personalized inspection. By following us through the inspection, you can ask questions directly and we can explain what we find on the spot and talk about maintenance tips as we proceed through each area of the home.
How long will the inspection take?
The time varies depending on the size and condition of the home. Generally you should set aside approx. 1 hour per 1,000 square feet of home. Some larger homes, older homes or homes in poor condition may take longer.
Does a newly constructed home need an inspection?
Absolutely! A common misconception among new home buyers is that a new home can’t have any problems, but that is not necessarily true. A professional inspector may find areas where the builder or their contractors have taken shortcuts or failed to do quality work. The inspection we perform may even identify potential problems while there is still time for them to be corrected. It is especially useful to arrange an inspection before the interior walls are finished, if you can manage it.
Why can't I do the inspection myself?
Even if you are very familiar with current home construction techniques, a profession inspector provides technical expertise, experience, is required to complete on-going education and has access to the most up-to-date technical information. Plus, we are an impartial third party. You or your partner may feel emotionally attached to the purchase of this house, which can cloud your judgment. Our objective reporting of the condition of a home’s structural and mechanical systems help you take the guess-work out of home buying.
What if the Inspection uncovers problems?
Our report will tell you the condition of the house, including any recommended repairs, safety hazards, and more. No house is going to be perfect, but our inspection report will give you the factual information you need to decide how to proceed. Should you ask the seller to make repairs; abandon the purchase; or adjust your offer? In the end, the decision rests with you but knowing the true condition of the home before you buy gives you the power to negotiate the best terms.
Will you fix the problems you find during the inspection?
No – we cannot. The code of ethics of the National Association of Home Inspectors (NAHI) prohibits us from doing repair work on properties we inspect. This ensures that we remain impartial and that there will never be a conflict of interest. Our purpose is to provide an unbiased, objective, third-party report on the exact condition of the home.
